One monthly enrollment per unit puts a single field partner behind the whole building: repairs inside the units, common area care, grounds and snow, and the make ready between tenants. The fee pays for the system that keeps a portfolio organized, from the tenant request and the dispatch through the photo record, the completion note, and the vendor handoff when one is needed, with one account contact for every building.

Labor, materials, trip charges, emergency response, after-hours work, and third-party vendor invoices are billed separately from the monthly program fee. Outsourced vendors are used for major HVAC or electrical repairs, structural or high-risk work, gas appliance and gas line work, specialty appliances, and licensed trade work outside StayReady in-house capabilities.

Four Priority Levels, Each With a Target Response

Every request is triaged on intake and assigned a priority level and a target response window. Response times are targets, not guarantees, and depend on property access, location, weather, supply and vendor availability, emergency volume, and task complexity.

  1. Emergency · Under 3 Hours

    Active leak, no heat, no power, safety concern, lockout, or major tenant impact.

  2. Urgent · Under 5 Hours

    Tenant facing issue affecting comfort, access, appliance function, or habitability.

  3. Standard · 24 to 48 Hours

    General repairs, minor fixes, owner and tenant requests, and preventive maintenance.

  4. Seasonal and Project · Scheduled by Scope

    Exterior, snow, lawn, irrigation, patio resets, and larger punch lists, scheduled by scope and season.

The technician who answers the work order is a StayReady employee, not a subcontractor found that morning. Day-to-day repairs across the building, skilled and specialized trade work included, are completed by our own team. A licensed outside vendor is brought in only where the law or the liability calls for one, and that visit is logged in the same work order as everything else.

  1. 01 What does the Property Readiness Maintenance Program cost?

    Enrollment is per unit. The monthly program fee is $150 per unit for 1 to 5 units, $125 per unit for 6 to 12 units, and $100 per unit for 13 or more units. The fee covers intake, dispatching, scheduling, photo documentation, completion notes, vendor coordination, priority scheduling, and Tenant Portal access. Labor, materials, trip charges, emergency response, after-hours work, and third-party vendor invoices are billed separately.

  2. 02 Do you handle common area cleaning for apartment buildings?

    Yes. StayReady runs recurring common area cleaning for entryways, hallways, stairwells, laundry rooms, mail areas, and shared amenity spaces on a weekly, bi-weekly, or monthly schedule. Every visit is photo documented, and any damage or maintenance issue found is reported to you. Common area cleaning is quoted per property assessment based on square footage, finishes, and traffic.

  3. 03 Do you provide snow removal and lawn care for multi-unit properties?

    Yes. Shoveling and salting starts at $40 per visit, and plowing with shoveling and salting starts at $60 per visit, on a per-event or seasonal schedule. Bi-weekly lawn maintenance starts at $50 per visit, with spring and fall cleanup at $40 per labor hour per person. Enrolled properties are dispatched ahead of non-enrolled properties on every seasonal service.

  4. 04 Does StayReady handle unit turnovers between tenants?

    Yes. StayReady takes a unit from move-out to rent-ready as one coordinated scope: a full unit deep clean, a preventive punch list covering paint, caulk, fixtures, detectors, HVAC filters, and plumbing checks, improvement projects quoted in writing, and re-key coordination. Every turnover closes with a room-by-room move-out condition report and a dated rent-ready condition report. Turnovers are quoted per unit, and program members receive priority scheduling inside the turnover window.

  5. 05 How do tenants submit maintenance requests?

    Through the StayReady Tenant Portal, which is included with every partnership. Tenants submit requests directly with photos and a description.
